Tile Roof Repairs & Inspection Services
Ron Williams, "The Roof Doctor" has been involved in the Roofing Industry
for over 35 years. Ron has the knowledge and experience to diagnose those tricky tile roof problems and get the job done right the first time.
Without question, the most common cause of leaks with today's
tile
roofing is debris accumulation on top of and more importantly under
the tile at the flashings. At right you see a "closed" style
tile roof valley.
Now days all of them are done this way and they are highly
susceptible to debris build up under the tile.
On a tile roof, it's these "pan" type or "J" flashings that are
intended to keep the water from exiting the flashing. There is a lip
at the edge of the flashing that keeps water from running over the
edge and off the flashing.
If anything happens to that lip the
water can leak into the house.
Here you see how over the years, the tiles themselves have been
catching dirt that washes down the valley flashing,
Eventually building up enough to create a dam and divert water over
the lip and under the roofing.
This is when you find out that it is not the felt that keeps
the water out as so many Contractors mistakenly
believe.
Now you can really see how this works.
Because the tile extends all the way to the center of the
tile roof valley, it creates two problems.
It smashes down the lip because it is sitting right on top of it.
It catches all of the dirt that comes down and creates the dam.
No one is as thorough or experienced as Ron
Williams Roof Doctor at fixing these tile roof flashings.
Here we have cleaned the flashing and are in the process of
straightening the pan that was damaged by the tile being installed on top of it.
Now we put the *batten extender in place. It
bridges over the lip, protecting it from being smashed down by the tile. It also
holds the tile off the flashing, allowing water to flow underneath the tile even
when there is debris on top of the tile.
Ron Williams Roof Doctor was the first to use this method of tile
valley repair, that is now quite popular.
The tile roof valley is almost done, as Brian
Williams at Roof Doctor finishes replacing the tile. Brian has done hundreds of
these tile roof valleys, (Thats him in both pictures) and will
be there on yours too.
Problem solved. Although you cant tell by looking, this roof is
completely different than when we started and as usual - better than new.
Ron Williams Roof Doctor is the right choice for tile roof repair.
Here we have excessive debris build up at a roof to wall connection. Leaks
on a tile roof can usually be attributed to this. Most Roofing
Contractors can fix the damage, (some better than others of course) but
for Ron Williams Roof Doctor the key is future prevention. We go out of our way
to provide the best possible odds of not having a future reoccurrence of a roof
leak.
This case was worse than most, having gone through the felt and destroyed
the wood sheathing underneath.
After installing new wood sheathing, Roof Doctor re felted the area and
installed
*batten extenders, then reinstalled the tile.
We were told by this Homeowner, that two Roofing Contractors
had attempted repairs on this tile roof.
The first, smeared black mastic on the stucco, and roof tiles.
The second, installed a "custom made chimney flashing" and left the
roof looking like this. I would be ashamed of a "repair" job like this.
Needless to say the repairs were ineffective.
Once we began to disassemble the previous work, we discovered that the
"custom made flashing" was merely
a piece of angle metal that had been cut to fit the chimney, the sides sloppily
bent with a hammer, and the whole thing held together with caulking.
At Ron Williams Roof Doctor, our custom flashings are always fabricated
in
our in house sheet metal shop, with soldered corners and
joints, as seen here.
Here the repairs are completed, and with the exception of painting,
everything looks good. As you can see there is really no comparison.

A common issue on tile roofs is cracked or failing sealant at hip and ridge connections or ridge and gable connections. Roof Doctor has a unique method of repairing these issues that leaves the condition better than when it was new.

The owner of concrete tile roof had LOTS of roof problems and no one was helping, all of the skylights were leaking, as well as other areas. Besides the debris build up, the proprietary skylight flashings were inadequate, and the actual skylight openings are too close to the water flow area for conventional flashing methods to work.
Roof Doctor resolved the issue completely by first installing an acrylic roof membrane for the bottom flashing, and then making custom oversized skylight flashings for the sides and top, which will accommodate more debris accumulation without an actual blockage happening. With the addition of the batten extenders this was ready for reassembly.
All of the skylights look like this now, and most importantly they no longer leak!

This clay tile roof was leaking like a sieve. You can see the underlying membrane was shot. Roof Doctor removed the ceramic roof tile and installed a new 2 ply 30 lb. membrane.
Roof Doctor then reinstalled the cap and pan tile, and as is usually the case we took even more care than the original installers, such as sealing every nail hole when we had to wire in tiles etc.
