Composition Shingle Roof Repair & Inspection


The composition shingle roof is an excellent value in roofing material. Currently, in California the minimum slope requirement for a composition shingle roof is 2-1/2" in 12", or 2-1/2 inches of vertical fall for every 12 inches of horizontal run. Although this is a minimum requirement, it has been my experience that the thicker composition shingles (30 to  50 year) do not perform well on anything less than a 3" in 12" slope or "pitch", as it is called in the industry. We see leaking shingle roofs all the time that leak because there is not enough slope.

Composition shingles can be had in any number of colors, with materials warranties ranging from 20 to 50 years or even "lifetime". I'm not sure how the manufacturers are able to do this, as the shingles are all surfaced with the same *surfacing material or granules, and in effect, once  the surfacing deteriorates the roof is useless. In 40 years of observation, it seems to me that when you buy a 40 or 50 year roof, you are paying for the thicker look (which is substantially nicer looking) rather than an actual longer roof life.
It has been my experience, that the two single most significant factors determining roof life are installation methods, and attic ventilation.

Here are some of the more typical types of issues that occur with a composition shingle roof.

The integrated rubber portion of this "Oatey" brand flashing has dried and fallen apart, allowing water to run down the pipe and leak inside the wall.


Roof Doctor changed all of the plumbing flashings to all metal flashings, with these removable rubber collars. Should they ever wear out, another collar can easily be slipped on.














The attic under this composition shingle roof is under ventilated, and has caused the 20 year roof to deteriorate in five years. The black areas are where the roof surfacing is gone from being baked from underneath.































Another example of  a burned out ridge line. In many cases, defective product is the cause of this, but an under ventilated attic speeds up the deterioration substantially. In  addition, if your attic ventilation does not meet the manufacturer's requirements, your materials warranty is void.



This nail is overdriven, and has punched a hole right through the shingle.

The pink line is where the nail is supposed to be. This is an example of poor installation methods causing roof leaks.

 




This nail has also missed the nailing line completely, and more importantly was placed at the joint or "keyway" of the two shingles above it which leaves the nail exposed.




The 20 year composition shingle roof below had multiple leaks because of staples placed in keyways.
