What is a Roof Inspection?

DEFINITION:

Roof Inspection - The inspection of a roof, including the visual and

instrumental verification of its condition, to determine its maintenance, replacement actions, and the causes of any defects that may have arisen.

Any document provided as a roof inspection that does not address and disclose all visible and reasonably apparent pertinent issues with the roof is by definition NOT A ROOF INSPECTION and is being provided  as such with ulterior motive.

Any roof inspection provided with conditions of any kind as to what it may or may not be used for has not been done by a competent inspector, will not stand up to scrutiny by qualified personnel, and will very likely not inform an owner of all relevant issues.

Roof inspection is different from a Home inspection. Home inspectors, usually do not perform thorough a roof inspection. The Roof Doctor inspector climbs up on the roof and compiles a report on various components of the roof such as the general condition of the roof materials,

overall quality of the installation, flashing around roof pipes, chimneys, vents, valleys and mounting of HVAC units.

If the roof does not require repairs, Roof Doctor will then simply issue the roof certification, and vouch for the watertight integrity of the roof.

The certification is usually from 1 to 3 years, depending on the requirement.

If the roof requires repairs, after the repairs are performed, the Roof Doctor will then issue the roof certification.
